Landmark building within the new Green Square Town Centre

It has taken almost 20 years but 10 major buildings in the Green Square Town Centre are expected to be under construction by the end of the year.


Crown Group has released the first images of its planned 20-storey tower designed by Koichi Takada Architects, which it will seek approval for in May. The 10 buildings, ranging from three to 28 stories, will flank the planned public plaza and sunken library.

Crown Group chief executive Iwan Sunito said the ”unique curved form” of Crown’s tower would make it a ”landmark building within the new Green Square Town Centre”.

Work on the tower, which will comprise 416 apartments and 5000 square metres of retail and restaurant space, will begin early next year but most of the other proposed buildings are expected to break ground by Christmas.

First raised as a new urban renewal area in 1995, the precinct – which City of Sydney lord mayor Clover Moore said was more difficult to get off the ground than Barangaroo – is expected to be completed by 2030.

”It is all beginning to happen and we are working very hard to make sure we have very beautiful facilities for what will be a very dense new area of Sydney,” Cr Moore said.

When complete the town centre will provide 3700 new apartments and 8500 new jobs. But the broader Green Square precinct will be home to 40,000 residents. Over the next 10 years the City of Sydney will fork out $440 million on the project to build roads, drainage and community facilities, including the library and public plaza as well as an aquatic centre and sports park.

But the design of towers that will run alongside the plaza are in the hands of the developers, including Crown Group, the Green Square Consortium (Mirvac, Leighton and Urban Growth), Bridgehill Projects and Lateral Corporation.

While full of praise for the public spaces, Danish architect and urban planner Jan Gehl has flagged concerns about the overall density of the site.

”It is quite high and it is quite dense and it will be somewhat overshadowed in many places, so it is extremely important that the spaces between the buildings become very acceptable, very attractive,” he said.

The author of Public Spaces – Public Life, who has long been a proponent of removing cars from George Street, has been enlisted by the City of Sydney as an adviser for Green Square.

”I am, of course, quite worried about all this density and all these narrow streets but if you have to do it like this then you have to do extra good public spaces,” he said.

”The square certainly should be a wonderful place to spend time, to walk through, to sit and have coffee.”

The competition to design the library and plaza was won by Stewart Hollenstein in association with Colin Stewart Architects, and a competition has begun to design the aquatic centre and sports park.

With key developers now committed to the town centre and two affordable housing blocks already approved, Cr Moore said the next challenge would be convincing the state government to extend the light rail to Green Square.

”[Green Square] is four kilometres from the city, so it is just too far to walk … We will need to be able to move people on the surface and currently already the buses are not coping.

”We are hoping that the George Street route that goes out to Moore Park will be the beginning of the network and we hope the next part of the network will be to Green Square.”

Green Square project wins design award

Plans for a former industrial site at Zetland have won a design award for its developer.
The Urban Development Institute of Australia (UDIA) have honoured the Sydney-based Crown Group with the award for Best Concept Design for its Crown Green Square development.
The mixed-use project on Botany Road will be positioned within the new town centre of the Green Square precinct.
A ground-floor retail space of 5000 square metres will underpin Crown’s 416 planned apartments.
Judges believed the design, by Koichi Takada Architects and based on two entwined loops, will create a visual connection between the residential areas and public space as well as incorporating a pedestrian tunnel to the train station at Green Square.
One of the applauded features is the retention of sunlight to the Green Square Plaza and library. Another is a planned open-air dining precinct.
“There are very few distinguishing buildings which proclaim one of Sydney’s most ambitious town centre initiatives,” said UDIA-NSW chief judge and urban engineer, Laurie Rose.
“And while this project is still taking place, it is clear this development will do just that.”
The Crown Group chief executive officer, Iwan Sunito, believes it will be a landmark building for the Green Square town centre.
“The design incorporates a unique curved form and will feature the five-star resort-style facilities for which Crown has become renowned,” Mr Sunito said.
The project is due to start construction next year and be complete in 2017.
Other recent awards for Crown Group include this year’s international property award for the best residential development in Australia going to their Top Ryde City Living project, which also won last year’s UDIA award for high-density development.
It is expected Green Square will be home to more than new 40,000 residents and 22,000 new workers by 2030.

Crown Group was awarded Best Concept Design for its 301-303 Botany Road Zetland development at the 20th Annual Urban Development Institute of Australia (UDIA) NSW hosted Austral Bricks Awards for Excellence, held at Star Casino in Sydney on Friday night.

Crown Group CEO Iwan Sunito said the prestigious UDIA NSW Concept design award recognised the company’s dedication and hard work to create an innovative design concept for the important site.

Designed by Koichi Takada Architects, the building’s curved form provides a smooth transition to the plaza and public domain spaces.

“The project draws on Crown Group's 18 years' experience developing residential property in Sydney and will showcase the world's best in innovative residential design.

Located at 301-303 Botany Road, a short distance from Green Square train station, Crown Group’s project is located within the new Green Square town centre, a major new residential, retail and cultural hub – which sits at the heart of a broader $8 billion redevelopment of Green Square.

The 20-storey development – comprising 39,400 sqm gross floor area, a 5000 sqm ground floor retail precinct and 416 residential units - captured the attention of the UDIA NSW judges.

UDIA-NSW Chief Judge and urban engineer of almost 40 years Laurie Rose said Crown Group’s project will be a distinguished building proclaiming a new town centre in Sydney.

The striking design features two intertwined loops – a visual connection between public and residential space.

“There are very few distinguishing buildings which proclaim one of Sydney’s most ambitious town centre initiatives, and while this project is still taking place it is clear this development will do just that,” Mr Rose said.

“The proposed form of the building is principally based on retaining solar access to the Green Square Plaza and library, along with an internal public courtyard which forms an open-air dining precinct.

The Awards acknowledge the best in urban development across NSW and the ACT and winners are selected for their standout commitment to excellence in their category.

The Judges commended Crown Group for blending a residential building with the enhancement of public spaces and providing the much-needed iconic structure to create one of Sydney’s most important centres.


With construction proposed to commence in early 2015, the development aims to deliver a vibrant building and ground-floor zone where residents can shop, eat, play, live and relax, Crown Group CEO Iwan Sunito said.

“The design incorporates a unique curved form and will feature the five-star resort style facilities for which Crown has become renowned,” Mr Sunito added.
By 2030, Green Square is expected to attract 40,000 new residents and 22,000 new workers.
